Spanish Springs is a dude ranch about 20 miles north. This is a nice spot. Spanish Springs is in mountainous terrain with some Juniper Trees around. However, the operators of Spanish Springs come down to BLM land and use the government land for trail drives, and the such.

This property has many places to ride a horse. One could ride a horse all the way to Utah.

Drug and Alcohol Rehabilitation Facility: Being remote and having few neighbors to complain, Wild Horse Acres would make a good Rehabilitation site. It is far form any where to buy drugs or alcohol. No one will simply walk to the store. There is no store for miles in any direction. The local government would welcome such a business.

Rock Concert or Country and Western Concert: This isn't what one would call a classical use for land but it is a viable option which could pay for the land in one use. It is for sure a valid possibility. The flats during August and September would support thousands of cars parked on it. Access to the parking lot would be right off the main highway. The eastern section could have a stage put up.

Loud...how loud can you get? 120 dbm no problem. Neighbors will not complain because there are no neighbors. However, a 120 dbm will probably draw law suits from those at the concert due to the deafening volume.

One could run a train from Reno Nevada to the site, drop off the people in the morning at the wistle stop town with no buildings called Viewland and pick them up at night. This way, many people could get to the concert in an old time train, and stay in Reno at night. Additionally, Reno would offer an international airport for world wide operations. The train line has recently been abandoned so there is also the possibility of obtaining the rights to the line.

Those who didn't want to take the train could camp out in their cars. Additionally, with permission, the BLM land could be utilized too.

More interestingly is the new prison in the area. The towns folk some 26 miles away are not all that thrilled to have spouses and other relatives who have relations with the actual inmates. The guards and support personnel are welcome but not so much the friends of the inmates. This is a huge potential resource for a trailer park. These people have a tendance not to have a lot of money. They have to live somewhere. Why not to east of the prison rather than in town? Getting something like $350 per location is easy. This is a large state medium security prision. There would be quite a few relitives that would stay in the area if they could.

Camp Ground: Along with a mobile home park, Wild Horse Acres would make a classic place for a camp ground. Advertising Wild Horse Acres as a Camp Ground in the KOA franchise operation has great possibilities because of the historic land mark area. Most KOA facilities are only 10 - 20 acres. This facility would be 1300 acres. Besides just a place to camp, one could also provide horses and midnight hay rides.

SCUBA Aquatorium: Odd as it sounds, there is no such thing as bad lands. Here, in the middle of no where, one can dig a hole as deep as they want, then flood the hole with water from a well. There is a lot of water underground. There is plenty of power. With a deep hole, good plastic lining, and plenty of water, this place can be turned into a SCUBA wonderland. No sharks to worry about any way. Well, as in deep subject, probably not.

Large Scale Commercial Uses of this Real Estate

This property lends itself to some unique valuable options for the use of real estate. As it is remote, there will not be many objections to uses which can cause people to worry about their health.
