The latest appraised value of a parcel of land within Wild Horse Acres shown by Lassen County secured property tax bill for 109-050-03 for a 1.4 acre parcel. The property has little value in that it is too small to build on by code because it is an isolated piece across the road from the vastly greater area, it is low ground, there is no electricity, no natural gas, and no telephone. It does have access to US Highway 395 and water is probably under it too. This parcel is assessed by the county assessor at $1,040. This comes to $742.85 per acre. Given this value, the whole property would be worth $1,281,429.
As the asking price is $995,000 for the whole property. Thus, the per acre price would be $576.81. To put it in perspective, the asking price for all of Wild Horse Acres is about 23% percent less than the county appraiser's appraised value for the most worthless parcel.
